You’ll need to pay for movers, come up with a down payment for your new home, and pay for home inspections and an appraisal. It all adds up. - Have you checked your credit history and credit score?: How do you plan on financing a new home after you sell the one you are putting on the market? Don’t plan on getting a full price offer or an offer that matches some unrealistic home valuation you found on error-prone sites like Zillow or a real estate agent who does not know how to properly compose a solid Comparative Home Value Market Report. Do get your numbers and facts in place an order at least one version of your credit score from one of the three credit bureaus. You will have to pay for this — about $10 to $15 — but you should know your score before you decide to sell. Lenders consider scores of 740 or higher to be particularly strong. If you have such a score, you won’t struggle to qualify for a loan and you’ll usually qualify for lower rates. If your credit score is low, you need to improve it before you think about selling and wasting time scheduling and organizing an open house for your property.
- Discuss and review your overall readiness to actually sell and move with family and spouse: Have you really made a solid decision to move to a new home? Are they all onboard with having an open house and having strangers walk around the home? Is that promised job that you are transferring to and selling your home to move really worth it to everyone? But if you are ready to cut those emotional ties to your home, you’re ready to make the transition from living in a home to selling it.
